Tucked away in the sleepy little town of Carpinteria, 1333 Vallecito Road is a true treasure to discover. After exploring the yards, I took my shoes off and was invited into the house. I had seen the photos already, of course and knew it was a cute place.  I took a first glimpse around the liking room and wandered into the kitchen. I looked around again and said to myself, this is it. That can be a bit startling when it is the first property that you are showing to new clients. I commented to the listing agent, “this place is AMAZING!” and she wholeheartedly agreed. I walked through the two bedrooms connected by a jack and jill bathroom- both with French Doors creating outdoor access and then received a text that my clients had arrived. I went outside to meet my clients and introduce them to the property that would soon become theirs.

​We “met” with our masks on and gave one another “elbow” handshakes which have become a mood lightening way to meet people these days. We chatted about the community, waved at neighbors and discussed the location of the house. Where they worked, where they were currently living, what their future plans were…I warned them that the house they were about to see was fantastic and sometimes when it’s the first property that clients see, they tend to doubt that it could be “the one”. I shared with them how much I liked it…then we opened the gate and walked inside.

My second tour around the house delighted me even more. I took greater note of the many upgrades and modern touches that complimented the bones of the house that was originally built in ​1926 and had plenty of charm then and now.  

The kitchen is filled with plenty of natural light after its recent remodel, and the black and white color palette adds to its crisp and functional design. There is a beautiful farm sink, concrete counters, cork flooring, subway tile walls, plenty of cabinets, plus stainless steel oven range, hood, fridge and dishwasher. This house was a very pleasant surprise (I secretly wanted to buy it…​)​ and I waited out in the backyard looking up at the mountain views while my clients walked through it again. 

When they had take it all in, we thanked the listing agent and gathered out front under the trees to discuss the property. The eyes of both of my clients were lit up and we stood there discussing the next steps and options for many minutes. The owner came home and the listing agent pulled away from the property and we stood there deep in discussions. My first time buyers returned home to think about their future and how they wanted to proceed. We had many more conversations and they put forth a solid offer that was accepted. We conducted several inspections and everything checked out very well and released all of the contingencies. My buyers are so excited and have been an absolute delight to talk with and to represent in this transaction.
